Housing in the Local Community The Military Housing Office (MHO) provides all DoD personnel with personalized services to assist in locating suitable housing in the local community. Although moving is sometimes stressful, it can also be an exciting opportunity to live off base and experience a new location. The MHO will help you find a home in the local community.

Housing Services Contact the MHO as soon as you know you are moving. The MHO will provide you with the latest information on the local housing situation and offer complete referral services and relocation assistance to help you find a place to live.

Support services range from helping members understand their lease agreements, knowing their rights, understanding the Servicemembers Civil Relief Act, dispute resolution, etc.

Community Housing Units Off-Base housing is approximately 15-30 miles from Beale AFB. Rentals are typically a 1-year lease, and there are a few that offer 1, 3, and 6-month leases. Please note that pet deposits are typically upwards of $500, and some rentals may charge a pet-rent fee. There may also be certain weight limits, breed restrictions, and limits to the number of pets that are authorized.

The average rent for 1 bedroom apartments is $1,750, the average rent for 2 bedroom apartments/townhomes/duplexes is $2,100, and the average rent for 3 bedroom apartments/townhomes/duplexes is $2,500. Furnished apartments are very rare. In addition, application fees are $25-$75, and security deposits are typically equal to 1 month’s rent, and sometimes lower.

Please note that application fees are not reimbursable. The average rent for a 3 bedroom home is $2,450 The average rent for a 4 bedroom home is $2,900. The average rent for a 5 bedroom home is $3,425.

Be mindful that proof of income is normally required, and that rental agencies normally require your income to be 2 to 3 times greater than the rent amount to be considered and eligible to rent the property.

Please note that the housing market in our area is very competitive. The price depends on the areas surrounding Beale AFB, and it is difficult to find a suitable and affordable home for less than $300,000.

Personal Property Insurance Although the State of California does not make it mandatory to have Renters Insurance off base, it is highly recommended.

Utility Deposits Generally, apartment rent does not include gas, electricity, water, sewer, and trash collection fees. An average total of these fees is approximately $300 per month but could be especially higher during the winter and summer months. For Roseville Electric Utility, a deposit at each service location may be required and can typically be divided into installments on your monthly utility bill. New residential customers may request to have a utility credit inquiry completed in an effort to waive the deposit requirements.

For PG&E, you’ll need to visit their website or call to obtain information specific to your needs.

For waste services, Recology covers Placer and Yuba Counties, and their rates start between $30-$35 per month. Placer County Water Agency’s rates start at $20 per month. Olivehurst Public Utility District, which includes water and sewer services, starts at $60 per month.
