Privatized Housing

At Cannon AFB, military family housing is privatized. Balfour Beatty Communities owns the family housing and is responsible for maintaining, repairing, constructing, and managing the community. In addition to your option to purchase and rent housing in the local community, you may now choose to live in privatized housing by signing a tenant lease agreement with Balfour Beatty Communities.

Applying for Privatized Housing

Contact the MHO as soon as you know you are moving to Cannon AFB. The government housing team will provide you with the latest information about privatized housing and details about the application process. The MHO will also update you on any base-specific policies regarding residing in privatized housing.

If you desire to live in privatized housing, please submit an advance application for assignment and AF Form 4422 through the MHO at your losing installation with a complete copy of your PCS orders and documentation of pending promotion, if applicable. The application's effective date is when you depart your initial facility (including members with TDY en route) or the date ordered to active duty.

Applications can also be submitted upon arrival during your first visit to the MHO. MHO staff will be able to assist in the completion of the application and will review PCS orders and housing options with you. For walk-in applications, as long as you apply for privatized housing within 30 days of arrival, you will be placed on the waiting list effective the date you departed from your previous installation. After 30 days, the application date will be the date of the walk-in.

Community Amenities

Privatized housing is comparable to housing in the local community and provides a wide variety of amenities and support services.

Community features such as Community Center with pool, Neighborhood Center with a splash park, tot/play lots, picnic areas, walking trails, covered bus shelters, tennis and sand volleyball courts, and baseball and soccer fields are just some of the amenities you will find at Balfour Beatty Communities.

As a resident of privatized housing, contact the Property Management Office to obtain more specific information on the services available at your location.

Paying Rent for Privatized Housing

Like living in the local community, you will sign a tenant lease agreement, typically for a one-year term. Your lease includes a military clause and a lease termination clause. You pay your monthly rent by authorizing an allotment of your BAH that is paid directly to the Property Manager. If your move occurs prior to the allotment start date, then you will need to pay the pro-rated rent directly to the Property Manager. The Tenant Lease Agreement spells out all relevant rent payment terms and conditions.

Gas and Electric Utilities

At this location, homes in the community will be metered in the 2017-2018 timeframe, and at that time, you will be billed directly for gas and electricity. Balfour Beatty Communities manages and collects your utility bill based on personal consumption. Since the homes are metered, you will retain a portion of the BAH to pay the utilities directly. The utility allowance is determined based on 110 percent of each unit type's estimated average utility cost (gas and electric). The more energy you conserve, the more money you keep in your pocket! Personal Property Insurance

Before purchasing your insurance, please consult the Property Management Office for more coverage information. A basic policy plan is included when you move in with Balfour Beatty Communities, but you may need a supplemental plan.

You may need to obtain legal liability and personal property insurance for your possessions and should choose the options and amounts that best fit your needs and lifestyle.

School Information

Cannon AFB and Chavez Manor/West Elementary students attend Barry Elementary. All Cannon AFB 9th-grade students attend the CHS Freshman Campus. Students in grades 10-12 attend Clovis High School. Portales elementary schools are divided into phases up to 6th grade, then Portales Junior High and Portales High School. Students in grades 7-8 attend Lattis Middle School.
